CHALLENGE
The head office of Crawford Adjusters Canada in Kitchener was at capacity and more office space was required to accommodate immediate expansion. The facilities team had previously approached the owner of an office building immediately across the street who had space available for lease but negotiations were at an impasse because a significant premium in rent was being asked by the Landlord who was aware no other office space in the area was available.
SOLUTION
Our team was asked to step into the negotiation with the landlord who refused to respond let alone entertain doing a market transaction so we began knocking on tenant doors in the area and discovered Ernst & Young had excess space that was furnished and could be made available for sublease.
RESULTS
Through old-fashioned door knocking and dogged determination we identified an off-market opportunity in a better-quality building and negotiated a long-term sublease for furnished office space at rates that reflected a 21% reduction in occupancy costs from the original option.
