CHALLENGE
Pioneer Energy occupied the second floor of 5360 South Service Road in Burlington for over 20 years and had decided that a relocation was necessary due to a number of factors including regular ‘brown outs’ in the building, poor air quality, a shortage of parking, a lack of expansion space, a desire for more prominent signage onto the QEW and an added desire to upgrade their corporate image by relocating into an A class building. Pioneer’s lease was over 2 years from expiry so achieving flexible occupancy terms in a new location was also critical.
SOLUTION
An initial space needs analysis determined that the office requirement was over two times the client’s current size and the limited number of A class buildings restricted the search to a handful of options. A long list of alternatives was created and the leading option was an office building owned by a personal friend of one of the principals of the company so an added challenge was to ensure this relationship was preserved while at the same time the broker needed to achieve a leading market result.
RESULTS
A transparent, competitive RFP process was completed and market-leading lease terms in the desired option were secured without jeopardizing the personal relationship between the tenant and landlord.
