CHALLENGE

Founded in 1897 and run by three generations of the Bermingham family, Bermingham Foundation Solutions has been located in the north end of Hamilton for over 70 years. With its recent purchase by Soletanche Bachy (the largest construction firm in the world), the management team recognized a new head office was necessary to attract and retain the next generation of employees.  The challenge proved to be finding a solution that was geographically desirable and financially affordable in a historically tight office market.

SOLUTION

A Space Needs Analysis identified the client’s office requirement at 13,500 square feet. CBRE approached all local landlords and developers in Hamilton and Burlington to determine what options were available and after analyzing the market a design/build land site was identified in the north end of Hamilton.

RESULTS

The client completed a long-term lease for a design/build flex office that will kick off Hamilton’s newest business park.  The building offers free surface parking and  rental rates below what many existing buildings in downtown Hamilton are charging.
